Buyers' Market Dilemma—300+ Homes! How Many Should I See?


Home buyers across the U.S. are in facing a stressing situation—Too many homes to choose from and it is overwhelming. With foreclosures, short sales and traditional sellers that need to sell homes due to relocation or family changes, there are hundreds of homes on the proverbial real estate shelves! As a REALTOR® in the Twin Cities north metro (Forest Lake, Ham Lake, Blaine and Lino Lakes areas), I have had a number of clients approach me with some very loose home selection criteria. Our first conversation, might sound something like this:


“Teri, I am willing to go anywhere for a single family home under $250,000. I just need a couple of bedrooms and a garage anywhere between Anoka and Lindstrom. Heck, I would even consider one of those townhomes, if the price was right.”

The problem here is that with this type of open-mindedness, homebuyers have literally hundreds of homes available to choose from. While this might sound like a good thing, when faced with hundreds of choices, the amount of homes is overwhelming to the buyer going it alone.

According to the U.S. Department of Housing and Urban Development website, the average buyer sees 15 homes before writing an offer on a home. In my experience this is a fairly accurate estimate. Most buyers begin to tire of the whole process after seeing a dozen homes. All of the homes start to look alike and become a jumble.

In a buyer's market, with vast options, how do you narrow down the list and focus on the best homes?
  1. Write down what you must have in a home. Need a 3 car garage? Want a gas fireplace? Can't live without hardwood floors? Would die without central air conditioning? Write down those must haves and weed out the homes that don't fit.
  2. Select a neighborhood, area or school district. If you must be within 5 miles of work or your kids want to be in the same school district, use this to define your search area.
  3. Work with an agent. By working with an experienced agent, my clients are able to get that list of homes down to a manageable level in short order. Although many internet searches have become very detailed, they are still not as detailed as the ones used by licensed agents. The closest public internet MLS search that will allow you to search like a REALTOR® is Listingbook. But in order to use the Twin Cities version of Listingbook, you must sign up through a licensed agent. This search allows you to set up your very own detailed searches that meet specific wants and needs.

It doesn't cost buyers anything to work with an agent. Our fees are traditionally paid for by the seller. But a REALTOR®'s service can be invaluable by saving the homebuyer time and frustration.

As a case in point, I had a client that was looking for homes in vast area of Anoka County. He started out by saying he wanted to be within 15-20 miles of his work in Blaine but somewhat close to downtown Minneapolis and the airport. He was willing to spend up to $200,000 and do some work on the home. He was okay with any home size of at least two bedrooms and one bath as long as it had a two car garage.

When we set his initial search using a map search, price point and garage size alone, he had well over 300 homes to choose from. After a first day showing four homes, I learned from this client that hardwood floors were a "must have" and any foreclosure home in severe disrepair was not to be considered. He really wanted to be in Blaine or Lino Lakes and have a bit of a backyard. After re-setting the search and reviewing the homes, I emailed my client 27 single family homes that met his needs. He chose ten for showings. After one day of viewing homes, we had the list pared down to four homes for second showings and possible offers.

Had this client chose to go it alone, he would have been overwhelmed, distracted and frustrated running to several homes that he really didn’t want to buy. By setting specific criteria and using my expertise as an experienced agent, the number of homes quickly became a manageable amount. The buyer remained focused and was able to define his concept of an ideal home.

So what happens to the homebuyer that feels there are no homes that are meeting all of the required criteria? The beauty of abundant real estate inventory is that buyers have an opportunity to key in on more of their wants and needs for their dream home. Remember, no home will ever be 100% perfect. If too many wants are specified, there may not be a home that will ever measure up. If the list of homes available is too short, see if any of the "must haves" are really necessary.

Relocating to Forest Lake, MN? Be Prepared to Show Your Ranger Pride!


Most Minnesotans have no idea how large the Forest Lake Independent School District #831 is. There are many communities and neighborhoods that make up this north metro Twin Cities school district with the motto: Inspire the Learner...Ignite the Potential!
Located 35 minutes northeast of the downtown St. Paul, Minnesota, the Forest Lake School district is geographically huge. Covering one of the largest areas in the state with over 240 square miles of area, Forest Lake schools are the educational home of 12 communities in 3 different counties. Students come from Columbus, East Bethel, Ham Lake, Lino Lakes, Linwood in Anoka County. Other attendees are from Wyoming and Stacy in Chisago County. Many children are from homes in New Scandia Township, Forest Lake, Hugo, Marine on the St. Croix or May Township in Washington County.

As a REALTOR® in the north metro Twin Cities suburbs, I have sold a number of homes within the District #831. Many residents love the fact that the schools are structured with kindergarten through 6th grade in the elementary, 7-9 grades in the junior highs and 10-12th grades in the senior high. It may be "old school" but preferred by many in the area.

There is one high school, Forest Lake High School. Students show Ranger pride by wearing maroon and gold as they attend classes on newly modified five period schedule. There are programs for college bound and vocational students alike. Advanced placement classes, advanced technical/vocational classes and College in the Schools are popular programs at FLHS. Since the school serves so many attendees who live on acreage, it comes as no surprise that agricultural classes is a popular choice with many students. To give you an idea of just one of the outstanding programs just check out the house that Forest Lake High School Students built! With awarding winning sports, theater, speech, music and other extra curricular activities, there is no end to Ranger Pride!

There are two junior high schools, serving grades 7th through 9th, in the heart of Forest Lake. Century Junior High is located across from the high school on highway 97 and Southwest Junior High is on 10th street just south of the business district. There are 8 traditional community elementary schools and one tuition-free Montessori school that are a part of the Forest Lake district. Columbus Elementary, Forest Lake Elementary, Forest View Elementary, Lino Lakes Elementary, Linwood Elementary, Scandia Elementary and Wyoming Elementary are all schools in district #831. Six of the eight schools have been named Minnesota Schools of Excellence. Central Montessori is one of the gems of the district. It provides public elementary education based on Montessori teaching methods and is available tuition-free to all elementary students in the Forest Lake district.

Homebuyers—Search for Twin Cities Homes Like a PRO!


“Homebuyers LOVE the Listingbook home search!” Anyone who knows me well, knows that I don’t like wasting time in unnecessary classes or meetings. But as a REALTOR, I was intrigued by this new search tool for agents and their clients.

So, this past December, I made time to attend a class hosted by the St Paul Area Association of REALTORS on the Listingbook. I heard the spiel…great way for clients to search for homes and interact with their agent..,ya dah yah dah yah dah. I take this stuff with a grain of salt. As we were leaving the suggestion was made to sign a few of your clients up and let them be the judge. So I did just that…Listingbook system is different as

Now all of my clients are using the Listingbook search. Some of the things my buyers like best about Listingbook include:
  • Access to the same home search information used by agents

  • Daily reports of all new home listings in your area

  • Personalized home searches

  • Faster searching with saved searches

After hearing back from my buyers I decided that maybe other potential buyers would like access to this same search. If you are searching for a home and frustrated with some of the bigger real estate search engines, this may be the perfect solution.

One family I have been working with has been searching throughout the Forest Lake school district for their dream home while waiting for their current property to sell. They love that they are now able to save and monitor their favorite homes daily and immediately see if new homes come on the market. They also keep tabs on neighboring homes for sale that are similar to their listed home. This helps to keep a competitive edge in the market.

My out-of-town clients were especially pleased with the ease of the system. They were able to find several potential homes and check out the location using Google maps and satellite images with the click of a button. When they came into town, they had identified and narrowed down potential houses to a short list and within a few hours, wrote an offer on their dream home.

Homebuyers Beware--Flips Can Flop!

How could it have happened? You wisely spent months researching how to invest in real estate. You went to seminars, read books and magazine articles showing how simple it would be in this down market to buy properties to fix up and sell or rent for profit. You may have worked with a great REALTOR® to find the perfect property or came across a FSBO that was a tremendous deal. After the closing you were handed the keys and started the hard work rehabbing the home with the hope of selling quickly: fixed plumbing, new cabinets, appliances or carpeting and repainted with neutral colors. But the home is now on the market and it is NOT selling any better. What went wrong?

Although I am aware that each situation is different, I would like to share a story of first time real estate investors gone wrong. If any part of the story starts to sound familiar, you might want to revise your real estate investment plan.

A few years ago when the market was much better than it was today, I was contacted by a couple for a market analysis on a property they were preparing for sale. I met with the owner at the vacant home. She was extremely excited because the home they had bought as an investment was almost ready to list. It had new flooring, paint, carpeting, cabinets and countertops in the kitchen and bath. I casually asked, "what made you take on this huge endeavor?' The answer was quick, direct and sincere, "We are going to make a ton of money!"

So much for the best laid plans...I prepared the market analysis and came up with a market value around $300,000. When I shared the amount with the excited flipper, it was met with dismay and I did not get the listing. About two months later the home was listed for sale by owner for $349,900; about 12-15% higher than I recommended. Remember, the market was better than it is now and so there were some who thought that an aggressive price would sell. I decided to keep an eye on this house to see how the first time investor would fare.

It did not go well, I'm afraid...The home was re-listed in August with a REALTOR® . But on closer inspection, the REALTOR® was none other than Mrs. Seller with a brand-spanking new real estate license. Sometime in October the home was reduced in price to $299,900 I had suggested in the spring. But the summer selling season was over. Minnesota had entered a serious slowdown in the market. Finally, the listing was cancelled in November.

A year later, I noticed the home relist again. This time the flippers let someone else take a shot at selling the property. The price was now $269,900 and the infamous wording, "Needs TLC" was added in the comments. The home did sell a couple of months later as it now marketed by an experienced agent.

So what happened? Based on my experience and what was going on in the market, I think these new investors attempted to be landlords when the home didn't sell for the price they wanted. Renters can be very rough on homes and after rehabbing once, maybe they just didn't have the heart, or funds, to try again.

In my estimation, this couple may have just broken even but more than likely lost money. They had originally paid $240,000 for the home. They probably had invested a minimum of $7,000 in materials on the repairs that were originally outlined when I viewed the home for the market analysis. The home actually sold for $267,500 with the seller contributing $7,500 for closing costs. Add in a modest 5% commission of $13,000 (though it was more likely 6 or 7%), they may have broke even.

This is not an isolated case and I am certain that flipping bug is going to bite many a newbie investor as more and more foreclosures hit the market at extremely attractive prices. There is money to be made investing in real estate, but keep your expectations realistic. Work with (and listen to) an experienced REALTOR® when selecting a property to invest in. Be wary of neighborhoods with several foreclosures even if it is a great deal. Do a thorough cost analysis of the project and compare to an estimate of what the refurbished home will sell when complete. Keep in mind that the market is always changing and plan accordingly. Have your REALTOR® update the market analysis just prior to listing the home. If the market has changed, you will have to price the home lower. Buyers are much more savvy and will not overpay in this downmarket. Treat your investment like a business and stop dreaming of a "ton of money". If you don't adapt to the changed market and you price the home too high, it won't sell.

Real Estate investing can be profitable but it is not for everyone. If you are not prepared to work with professionals, listen to their advice, keep abreast of the market and change with the times, it may be best if you invest elsewhere.

Hundreds of Answers for First Time Minnesota Homebuyers


First time home buyers can have dozens of questions as they move through the process of purchasing their piece of the American dream; the very first home of their own. Some questions are general in nature and some can be very specific to a particular property or location.

Specific questions on any home in the Twin Cities north metro area are best handled by a REALTOR® who knows Anoka, Chisago and Washington Counties, but wouldn’t it be great to have an on-line resource for the most basic of the questions? Absolutely...In fact, there is an awesome source available online.

The US Department of Housing and Urban Development, better known as HUD, has created a website with the top 100 most commonly asked questions regarding real estate and the process of how to buy that first home. To make it easier for a potential buyer to find answers, the questions are broken down into ten areas:
